Bridge loans are a perfect solution to immediately capitalize on a timely acquisition or business opportunity because they allow Clients to act quickly. These loans can be used for acquisition, buy-outs, foreclosures, cash out and construction purposes. It is a form of short-term financing made for 1 month to 12 months (extensions are possible; up to 36 months, with extension options incorporating rate step-ups and extension fees).

Regarding the procedures to follow up in relation with our company, they are as follows:
Chapter 1. You will need to express your Intent to Request Funding. We will send you a sample of Letter of Intent, which you will have to complete with your company’s details and send it back to us by e-mail.
Also you may express this intention by using our form from our website, at the “Procedures” page but this is not mandatory if you send to us the Intent to Request Funding document.
Also please note that you will need to sign a NCND Agreement with our company thus all the business information will be kept confidential according with the laws in the United Kingdom.
Chapter 2. We will send you by e-mail also a sample of Mutual Non-Disclosure Agreement which you will have to sign it and send it back to us by e-mail.
You will pay absolutely nothing for the preliminary application. Our success usual fee is of 2% and it can be added to the business plan as an eligible expenditure. This is because we do not have our commission protected through a special agreement with the financier where I am going to refer your project thus this CFP Agreement will protect our commission.
Our company does not charge any kind of fees, everything is free regarding this pre-application.
The only exception would be if you order to us different business consulting services, such as the preparation of a Business Plan, a project review, financial analysis, etc, as they will be treated as different services from case to case basis.
Thus you will need to provide us with a set of documents towards supporting your project thus enabling our business partner to present it to their board of directors but also enabling their management to understand the structure of your organization and your business thus determining their ability to support your business with loan facilities.
Chapter 3. What we need to do at this stage:
I will need to send them your project by e-mail (as your project
introducer) under the form of an Executive Summary (Max. 7 pages) that
should include the "Core Elements" of the transaction:
a) Detailed identification of the client;
b) The capital share of distribution (identification of the shareholders);
c) Nature and description of the project;
d) Cost of the project;
e) Amount of funding required;
f) Any and all other information that may be pertinent to the transaction.
Usually they will require about 3 days to analyze the information received.
PERSONAL RECOMMENDATION: The large majority of the lenders in USA recommend the project owners that all the financial estimations/forecasts to be expressed in US$ currency. Usually they don't waste their time with currency conversions. In the event that the project will be funded, the funds will be paid in US$ and everything refers to the currency fluctuations.
If they do not wish to go forward with the project, they will then
immediately inform the client/project introducer of their decision. On the other hand, if they do wish to go on with the transaction, then they will ask for a complete Business Plan, together with any additional information deemed necessary.
